Green Key is a fast-moving client with a statewide footprint—and construction needs that vary from basic renovations to ground-up expansions. In Tyler, the team faced a unique expansion challenge. Green Key had acquired extra land adjacent to an existing facility and needed to add a new building. On paper, the project was straightforward. In execution, it came with hidden complications—from terrain to permitting—that had to be addressed without derailing the six-month timeline or blowing the budget.

The Solution
For the Tyler site, JOULE managed every stage of the expansion with hands-on coordination. Grading and drainage proved more difficult than expected due to the landscape, requiring precision to ensure proper runoff. When an incorrectly placed telephone pole threatened the original building layout, we worked directly with the electric company to get it moved and keep the project moving forward.
Additional curveballs came from the city—including last-minute changes to fire extinguisher placement requirements. This triggered an unexpected expense, which we resolved by collaborating with both the city and ownership to revise the layout and rebalance the budget—preserving the integrity of the expansion.

When JOULE stepped in, Pro Storage of Temple had untapped potential. One of the three parcels—a large open parking area—had been left unmanaged and had fallen into disrepair. It wasn’t generating revenue and wasn’t drawing the long-term, reliable tenants the property was capable of supporting.
In Jacksonville, the focus was on converting an existing two-story structure into 60,000 square feet of climate-controlled storage. While the scope was clear, the project called for a tailored approach—not just to building standards and timeline, but to connecting with the local community.

In Temple, we began by transforming the unused parcel into 30,000 square feet of new portable units. A Joule team member was placed on-site, new policies were implemented, and we worked to attract higher-quality occupancy. These visible upgrades helped reset tenant expectations and maximize the property’s long-term potential.
In Jacksonville, JOULE Commercial handled the interior renovation from start to finish—completing it four months ahead of schedule. The project delivered 60,000 square feet of climate-controlled space and later expanded to include gated boat and RV parking. Budget targets were met, and strong relationships were built with local residents and businesses to increase community awareness.
