With decades of experience in acquisition, management, construction, development, asset management, and divestment, our team has been involved in over $350 million in commercial real estate transactions, encompassing approximately 1.5 million rentable square feet. Plus, our Management and Construction divisions contribute nearly 2 million square feet of hands-on operational and building experience.
Erik Osterhus
Founder & CEOErik is the Founder and CEO of JOULE, a leader in the Self Storage industry. Prior to the formation of JOULE, he served as the co-owner and Chief Development Officer at Pinnacle Storage Properties, which had a very successful REIT exit in 2021. In his free time, Erik enjoys being outdoors or at the ranch, working on heavy equipment and car racing.

Cassie Dodgen
Co-Founder & COOCassie is the Co-Founder and COO of JOULE, with over 15 years of experience in Self Storage operations and development across the southern U.S. She brings a no-nonsense approach to her work, grounded in integrity, work ethic, and a drive to deliver results for both clients and team members. She speaks at national and state industry conferences and contributes regularly to Self Storage publications. A true southern girl at heart, Cassie enjoys spending time outdoors, trying new restaurants, and being with her family.
